    Site Selection

    We will select a local broker who will work with you and our team to find best location(s) based on Beans & Brews site criteria and approval. This process may be quick with an existing site or a site that is under construction. New sites built from the ground up may take longer.<\/span><\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

    Lease Negotiations

    Once the site is identified, we will work with you and the broker to submit a Letter of Intent (LOI) to the developer or landlord. We will assist with negotiating the lease rate, the lease term, and the Tenant Improvement (TI) allowance. While we have 30 years of experience negotiating leases, we recommend counsel review everything prior to signing.<\/span><\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

    House Design and Marketing

    Architecture and Construction

    The Beans & Brews construction team will create a floorplan and the architect or engineer will provide stamped architectural plans. Once complete, we will assist you with obtaining bids for construction. Once the general contractor is been selected, they will submit plans to the building and health departments for review and permit approval.\u00a0<\/span><\/p>

    The Beans & Brews construction team will oversee all aspects of the project to ensure your coffee house is being built according to plans and brand standards. Once construction and inspection are complete, a certificate of occupancy is issued, and you are ready to open.<\/span><\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

    Training and Store Set Up

    During construction, owners and operators will train with our franchise operations team online, at the corporate office, and at an open store.
